Role Description

Kal Tire is looking for an experienced Construction Project Manager to plan and supervise a wide range of construction projects from start to finish. The Construction Project Manager (PM) plans, directs, and coordinates a wide variety of construction projects, including the building of new store locations, warehouses, and retread plants. The role is responsible for scheduling, coordinating and general oversight of all design and construction processes of specialty trade contractors.

The PM will oversee construction supervisors and workers on various sites.  Additionally, they will coordinate and supervise the construction process from the conceptual development stage through to final construction, making sure that the project gets completed on time and within budget. They will work directly with Drafters, Project Managers, Manager of Construction Services, Director of Real Estate, engineers, architects, and others who are involved in the end-to-end construction process. Projects may vary in scope, size, and value.  It is expected that this person will be capable of managing projects for both renovations and turnkey new builds of up to $5 Million.


Project Management

• Oversees the collection of information within the different company divisions in advance of determining the scope of work for each project. 
• Selection of general contractors and trade contractors to complete specific pieces of the project—which could include everything from structural metalworking and plumbing to painting and carpet installation. 
• Determines the labour requirements and, in some cases, supervises or monitors the hiring, performance management and dismissal of workers. 
• Oversees the performance of all trade contractors and is responsible for ensuring that all work is completed on schedule.
• Oversees site preparation, including land clearing and earth moving; sewage systems; landscaping and road construction; building construction, including excavation and laying of foundations and erection of the structural framework, floors, walls, and roofs; and building systems, including fire-protection, electrical, plumbing, air-conditioning, and heating. 
• Evaluates and helps determine appropriate construction delivery systems and the most cost-effective plan and schedule for completing the project. 
• Divides all required construction site activities into logical steps, budgeting the time required to meet established deadlines. This may require sophisticated estimating and scheduling techniques and use of computers with specialized software. 
• Oversees the performance of all trade contractors and is responsible for ensuring that all work is completed on schedule.
• Directs and monitors the progress of construction activities, sometimes through construction supervisors. Oversees the delivery and use of materials, tools, and equipment, and the quality of construction, worker productivity, and safety.
 • Responsible for obtaining all necessary permits and licenses and, depending upon the contractual arrangements, direct or monitor compliance with building and safety codes and other regulations. 
• Continually track and control construction costs to avoid cost overruns using the company’s estimating, accounting, and tracking systems.
• Promotes and may be responsible for overall Health & Safety of all workers on the job site.

Property Management

• Perform a variety of property management duties as it relates to Kal Tire’s large portfolio of both leased and owned properties. This requires the coordination of repairs and maintenance on a regular basis.  

Work Experience

• Minimum 5 years project management experience; commercial, industrial and or large scale residential/multi-family is preferred ($50k – $5M – project values)
• Minimum 2 years project estimating experience; commercial/industrial preferred 
• Minimum 2 years purchasing experience within a construction related role; commercial/industrial preferred
• Minimum 2 years drafting experience (an asset)
• Minimum 1 year property management (an asset)

Knowledge, Skills, and Abilities

• Has a broad knowledge of residential, commercial, and industrial construction terminology and methodology, understands in detail all aspects of Kal Tire’s design standards and specifications.
• It is essential that the Project Manager understands the business operation and is sensitive to business interruptions and seasonal cycles, especially when renovating existing facilities.
• Has a good technical knowledge of Kal Tire and other building components and their function.
• Knowledge of Project Management principles and practices. 
• Knowledge of budgeting, cost estimating, and fiscal management principals and procedures.
• Can organize and prepare a detailed scope of work, budget, and construction schedule.
• Understands Architectural, Structural, Civil, Electrical, and Mechanical design and planning principals. 
• Understands contracts, construction law, and general procurement procedures.
• Identifies operational needs, develops, and integrates related procedures.
• Can make decisions and recommendations regarding design and constructability issues.
• Ability to organize, prepare and review tender documents.
• Is familiar with municipal bylaw language.
• Has a good general understanding of federal and provincial building codes / fire codes.
• Ability to read schematics and blueprints and /or technical manuals.
• Skill in the use of computers, specifically in a PC, Windows-based operating environment, including Auto Cad.
• Ability to provide technical guidance and/or supervision to architects, structural engineers, and independent building contractors.
• Can assess contract compliance and product/service quality.
• Is skilled in workflow analysis and management.
• Has the ability to make complex operating, administrative, and procedural decisions.
• Ability to gather data, compile information, and prepare reports / recommendations.
• Can perform site inspections, approve, and make suggestions for site instructions and site installations.


• Architectural or Structural Technology Diploma or equivalent combination of education and experience.
• Carpentry or Major Discipline Journeyman Trade Certificate.
• Emergency First Aid (Level 1 Equivalent).

Special Requirements

• Able to adjust working hours to meet the needs of the business; some evening and weekend work may be required.
 • Heavy physical activity, work environment involves high exposure to hazards or physical risks, which require following strict safety precautions, procedures, and legislation.
• Flexible and willing to travel regularly; able to spend periods of time out of town.
